Baytown is not one housing market, and treating it as one is how sellers here get the price wrong. The 77520 side around the older town center has a median of about $218,750. Cross into 77523 on the Chambers County side and the median is $417,450, almost double, for houses that are on average decades newer.
That spread matters because most online estimates average the city. If you own a 1950s house near Texas Avenue and a valuation tool tells you Baytown houses sell for well over $300,000, it is describing subdivisions you do not live in.

What Actually Slows Down a Baytown House Sale
Refinery proximity and insurance. Baytown grew around the petrochemical complex on the ship channel, and a good deal of the older housing stock sits within a couple of miles of it. It does not stop us buying. It does narrow the retail buyer pool, and some insurers price industrial proximity into a homeowner policy, which changes a financed buyer's monthly payment and occasionally their approval.
Flood history on the disclosure. Baytown sits between the San Jacinto River, Cedar Bayou and Galveston Bay, and took water in both Ike and Harvey. The statutory disclosure now asks directly whether the property has flooded and whether a flood claim was ever filed. Answer honestly. We price flood history in; a retail buyer often reads the form and withdraws at day 25.
Housing age in 77520. Much of the older stock went up during the wartime and post-war refinery expansion. Original cast-iron drain lines, aluminum wiring, and slabs that have moved on the coastal clay are common. Those are the findings that kill a retail contract after the option period, and they are the ones we simply price rather than renegotiate.
Two counties, two appraisal districts. A Baytown address can sit in Harris County or Chambers County. If you are protesting a valuation or have a homestead exemption issue, it has to be resolved with the right district before title clears.

The performance figures follow the same line. Over the last twenty years 77523 returned about 97 percent while 77520 returned roughly 44 percent. Over the past year 77520 was slightly negative at −0.98 percent, and 77523 was mildly positive at +0.94 percent.
For a seller in 77520 that matters more than it sounds. Waiting for appreciation to lift your price is not a plan in a ZIP that lost value over the last twelve months, and the carrying cost of three more months of mortgage, taxes and insurance is real money against it.
In 77520 the case for waiting is weak on the numbers. In 77523, a house in good condition can reasonably be listed first.
