Cinco Ranch is one of the larger master-planned communities in west Houston, developed in phases from the early 1990s onward and now straddling two ZIP codes with quite different characters.

The older sections in 77450 sit at a $415,000 median with only 4.65 months of supply, which is a genuinely tight market. The newer 77494 sits at $519,000 but carries 751 active listings and 5.87 months of supply. Same community, same schools, twenty-plus years of build difference, and a noticeably different balance between buyers and sellers.

Both halves have returned around 91 to 93 percent over twenty years, which is strong for the metro. This is not a market with a value problem. What it has is a process problem, and that is what most of this page is about.

What Actually Decides a Cinco Ranch Sale

The HOA resale certificate. Texas requires a resale certificate from the association before a sale closes in a mandatory-membership community. It costs money, it takes the association days to weeks to produce, and it discloses any outstanding assessments or violations against your property. This is the single most common reason a Cinco Ranch closing slips.

Deed restriction violations. A shed in the wrong place, a fence built without approval, or a paint color off the approved palette can surface on that certificate. A financed buyer's lender may require it resolved before funding.

Near-identical comparables. In a master-planned community the house three streets over really is your house. That makes appraisals accurate and it also means buyers compare on condition alone, because everything else is held constant. A dated kitchen is far more visible here than it would be in a mixed neighborhood.

MUD taxes. Much of this area sits inside municipal utility districts, and the combined tax rate is a monthly number that shapes what a financed buyer can borrow. Buyers moving from inside the Loop notice it immediately.

The HOA Paperwork That Delays Your Closing

Most sellers here expect the inspection or the appraisal to be the risk. In practice the association is.

What has to happen. The title company requests a resale certificate. The association, or the management company acting for it, produces a document listing your assessment status, any violations on file, transfer fees and the governing documents. Nothing funds until it arrives.

Why it slips. Management companies work to their own timetable, statutory turnaround is measured in days rather than hours, and the fees are payable up front. If there is an unresolved violation on file, the buyer's lender may want evidence it has been cured, and curing it means a contractor and a further inspection.

What you can do. Request the certificate as soon as you decide to sell rather than waiting for a contract. If a violation is on file, you will then know about it with weeks in hand rather than days.

Two ZIPs, Two Different Negotiating Positions

Which side of Cinco Ranch you are on changes your leverage, and sellers frequently do not realize it.

77450, the older sections. 4.65 months of supply is tight. Fewer alternatives exist for a buyer who wants this area specifically, and a well-presented house should not need to concede much. The houses are 1990s stock, so the buyer's focus is on what has been updated.

77494, the newer sections. 751 active listings and 5.87 months of supply. A buyer here has genuine choice, including new construction with builder incentives attached that a resale seller cannot match. The median is higher, but so is the competition.

The practical point: do not price an older Cinco Ranch house by looking at 77494 asking prices, and do not assume a newer one will move as easily as your neighbor's did two years ago. They are different markets that happen to share a name.
