What Actually Slows Down a Crosby Sale

Septic and well on the rural side. Crosby spreads well beyond the town center onto acreage, and much of it is outside municipal utilities. A lender requires the septic inspected and often the well tested, and a failure ends a conventional loan on the spot. This is the most common reason a Crosby house sits in a 51-day market.

Acreage breaks the comparables. A house on five acres off FM 2100 has nothing to compare against in the subdivisions, and appraisers come in low when the evidence is thin. Financed contracts here fail after the appraisal more often than after the inspection.

The San Jacinto and Lake Houston. The river and its tributaries run through the area, and the statutory disclosure asks about prior flooding and claims directly. Local buyers know the roads that go under.

Unpermitted structures. Barns, shops, second dwellings and converted garages are ordinary on unincorporated Harris County land and frequently went up without a permit. Fine for us; a genuine obstacle for a lender and a title company that need to know what is legally on the property.

Steady Growth, No Drama

Twenty years produced 69.6 percent here, and the last ten produced 35.4. Middle of the pack for the east metro, ahead of Channelview's 65.5 and behind Highlands' 77.5, with 0.39 percent over the last twelve months.

Nothing in those numbers argues for holding on in hope. They describe a stable market that grows slowly and reliably, which is a fine thing to own and a neutral thing to time.
