Missouri City contains two housing markets that barely resemble each other. The 77459 side, which takes in Sienna and the newer Fort Bend development, has a median around $476,000. The 77489 side nearer the Houston line has a median of about $254,975.

Almost twice apart, in one city, under one mailing address. Any online valuation that blends them will be wrong for both, and it is usually wrong in the direction that costs the seller in 77489 the most, because they are told to expect a number the other side of town is getting.

We buy in both, as-is, and we price the street rather than the city name.

What Actually Slows Down a Missouri City Sale

MUD and PID assessments in the newer south. Sienna and the surrounding master-planned development sit inside municipal utility districts, some with a public improvement district assessment layered on. Buyers see the combined rate on the listing and adjust their offer or move to the next house. We are buying outright, so the combined rate has no effect on our number.

Fort Bend County clay. The soil here moves, and almost every older house shows some slab movement. The problem is rarely the movement, it is that an engineer's report turns it into a written figure, and a lender then treats that figure as a condition of the loan. That is the point at which a retail contract usually falls apart.

Nineteen-seventies stock in the north. Quail Valley and the older subdivisions around it were built as a golf-course community and have aged into a maintenance cycle: original panels, cast-iron drains, roofs replaced once and now due again. Those houses are perfectly sound and they are also exactly what a first-time buyer's inspector writes three pages about.

Two school district reputations. Parts of the city feed Fort Bend ISD and parts feed Houston ISD, and buyer demand tracks that split closely. It is one of the reasons the price gap between the ZIPs is as wide as it is.

The two situations that bring most Missouri City owners to us are houses that need more work than the owner wants to fund and inherited properties in the older subdivisions.

We buy throughout Missouri City, including Sienna, Quail Valley, Lake Olympia, Vicksburg, Hunters Glen, Fondren Park, Palmer Plantation and Colony Lakes.

Which Side of the City You Are on Changes the Advice

In 77459 the market is reasonably balanced at 7 months of inventory, and a well-presented house will sell. If yours is in good order, list it. Our number is unlikely to beat the open market and we will say so.

In 77489 the picture is different. Inventory is running at 8.71 months, which is firmly a buyer's market, the median is $254,975, and the ZIP returned −0.79 percent over the past twelve months. A house there that needs work is competing against better-presented stock in a market where buyers have options and no urgency.

That is the situation a cash sale is actually for: not convenience, but a house that would sit.

77459 in good condition: list it. 77489, or anything needing real work: get the cash number before you commit three months to the market.

What We Buy Here, and What We Do Not Do

We buy occupied rentals with the lease in place, inherited houses that have not been cleared, properties with foundation reports already on file, houses with unpermitted additions, and houses that have been vacant long enough for the insurance to lapse.

What we do not do is reduce the number after the walkthrough. The offer is written after we have looked at the property and the comparable sales, so there is nothing left to discover at day twenty. If a buyer's process involves a headline number followed by an inspection-based deduction, that is a different product from this one.
