What Actually Slows Down a South Houston Sale

Almost no comparable sales. This is the defining problem. With 24 listings and correspondingly few completed sales, an appraiser working a financed deal has very little evidence, and the cautious answer is a low number. A low appraisal ends the contract weeks in, after the buyer has already paid for an inspection. There is no appraisal in a cash purchase, which is the single biggest practical difference here.

A separate city, and buyers do not always realize. Different tax rate, different services, different city hall from Houston. Out-of-area buyers need it explained, and the confusion with the Houston direction occasionally means the right buyers never find the listing at all.

Mid-century stock at small square footage. Much of the housing dates from the post-war period and is modest by modern expectations. Cast-iron drains, original panels and clay-shifted slabs are the norm rather than the exception.

Pasadena and the industrial corridor. South Houston sits inside the refinery belt, and insurers price that in. It shifts a financed buyer's monthly payment and therefore what they can offer.

Against you: the same scarcity is why it takes 82 days, and why financed deals fail late. Eighty-two days is time on market only. Add the financing period and a listing here is realistically four months, and that assumes the appraisal supports the agreed price on evidence that barely exists.

So getting an offer in South Houston is often easier than getting to closing. That distinction is the useful one.

If the house shows well and you can absorb appraisal risk over four months, list it. If the timeline or the appraisal is the problem, that is what cash removes.
